Rent vs Buy: Cash Cost Over Your Stay
Compare total cash spent renting versus owning over the same number of years. On the rent side: monthly rent and how many years you plan to stay. On the buy side: property price, down payment (%), interest rate, and monthly ownership costs (tax, insurance, maintenance). The page totals rent paid against interest plus ownership costs for the buy path. It assumes a 25-year mortgage schedule internally and does not model home price appreciation or selling proceeds.
How to use
Rent total = monthly rent × months in your horizon. Buy cost on this page = mortgage interest paid during those months plus ownership costs × months. Down payment is not added to the buy total here because principal is treated as recovered at sale with zero price growth. Read the difference card to see which path costs less cash over the period you entered.
Example
Rent 12,000 per month for 5 years totals 720,000. A 3,000,000 home with 15% down, 4.5% rate, and 3,000 monthly ownership costs might show a lower buy-side total if interest over 60 months stays modest. Stretch the stay to 10 years and rent often climbs while interest plus fees accumulate on the buy side.
